Applying to a Thrive residence is a straightforward process designed to give you clarity at each step. Applications are completed online, with guidance provided throughout to help you understand availability, requirements, and next steps.

Preparing for move-in
Moving into a Thrive residence is designed to be a smooth, well-organised experience. Our moving-in guides help residents and parents understand what to expect, what to prepare, and how everyday life works once you arrive.
What to expect
Before you arrive, you’ll receive clear communication outlining your move-in date, arrival process, and next steps. On move-in day, on-site teams are available to assist with check-in, access, and orientation to the residence.
The first few days are about settling in — getting familiar with your space, shared areas, and daily routines.

For returning residents, familiarity and continuity play an important role in academic and personal progress. Returning to a Thrive residence allows residents to maintain established routines, living arrangements, and study habits.

Sibling DiscountThe second sibling will receive a 5% discount on their annual rental, provided that both siblings have signed agreements for the same year.

StorageStorage is free and offered on a first-come, first-served basis, provided that tenants/occupants purchase boxes from the admin office at R50 a box, all items must be stored in the purchased storage boxes. Storage in building facilities is prohibited unless boxes are purchased from the admin office.

Thrive Student Living offers purpose-designed residences for students in higher education. Our residences are designed to support focus, independence, and everyday living, with access to practical and wellbeing support when needed.
Full-time students enrolled at a recognised higher-education institution, with a signed lease and (for most students) a registered guarantor.
Each residence has its own mix of studio, single and shared rooms, plus a unique amenity package. Browse individual residences to compare what each one offers.
Guests are welcome by prior arrangement — register at reception before their arrival. Unregistered overnight stays are not permitted.
Absolutely — Command strips, posters, soft furnishings. Please no permanent fixtures or painting.
24/7 on-site security, access-controlled entry, CCTV in shared areas, and a resident-app for incident reporting.
Every residence has a duty manager on-call 24/7. Emergency contacts are shared at move-in and posted in every flat.
Rent is due monthly on the 1st. A reminder is sent 7 days prior. Payment plans are available on request.
Rent includes all utilities (electricity, water), high-speed Wi-Fi, weekly cleaning of shared areas, and 24/7 security.
Weekly cleaning of shared kitchens, bathrooms and common areas is included. In-room cleaning is the resident’s responsibility.
On-site laundry rooms are available at every residence. Detergent dispensers and ironing stations included.
Terms & Conditions
Our policies
- All tenants/occupants who are returning to a Thrive Student Living building in 2026 and have been a resident for their first year in 2025 will automatically qualify for year 1 of benefits, based on the building they have a signed lease with for 2026.
- All Tenants/Occupants who are returning to one of the Thrive Student Living buildings in 2026 and resided in a Thrive Student Living building in 2024 and 2025 will automatically qualify for year 2 of benefits, in accordance with the building they have a signed lease for 2026.
- All Tenants/Occupants who are returning to one of the Thrive Student Living buildings in 2026 and resided in a Thrive Student Living building in 2023, 2024 and 2025 will automatically qualify for year 3 of benefits, in accordance with the building they have a signed lease for 2026.
- Benefits will accumulate on condition, on an annual basis, provided that the Tenant/Occupant returns to the portfolio in the following year consecutively.
- Should disciplinary action be taken on any Tenant/Occupant for any reason whatsoever, any benefits granted will automatically be retracted.
Standard 12-month lease aligned with the academic year. Early termination clauses apply — see your signed agreement for specifics.
Rent due monthly on the 1st. A deposit equivalent to one month is refundable on lease termination, subject to inspection.
Thrive enforces a zero-tolerance policy for any form of sexual harassment. Reports can be made confidentially to any staff member or via the resident app.
Thrive is committed to preventing gender-based violence. Reports are taken seriously, handled confidentially, and routed to trained staff and, where appropriate, external partners.
Personal information is stored and processed per the POPIA Act. Photos taken at Thrive events require explicit consent before publication on Thrive channels.
